Millan Enterprises has been heavily invested in the Clarksville community since 1999. We are especially dedicated to supporting the small business owners and entrepreneurs that make our city so successful.

We are excited about the opportunity to provide you with a space for your business and look forward to working with you. We require every qualifying individual to complete a very thorough process in order to apply for a commercial property. Please see the requirements for each application below. All documentation must be submitted in order for your application to be processed.

Existing Businesses:
  1. Entire application packet submitted along with a non-refundable $75.00 application fee for each applicant. Incomplete or illegible applications will be returned.
  2. Landlord references must be provided.
  3. You must provide at least six months of financial statements. This must include a profit and loss statement and balance sheet.
  4. Please provide your last two (2) years of tax returns. (Personal and/or business)
New/Start-up Businesses:
  1. Entire application packet submitted along with a non-refundable $75.00 application fee for each applicant. Incomplete or illegible applications will be returned.
  2. You must provide at least six months of financial statements. If you have not established a business checking account, you must submit your personal bank statements for the last six months.
  3. Please provide any documentation or proof of funds (bank accounts, line of credit, business loan, etc. that you will use to establish and/or maintain your business).
  4. Please provide your last two (2) years of tax returns. (Personal and/or business)
  5. Please provide a copy of your business plan.

While we manage properties across the southeast, our home office is in the heart of downtown Clarksville, TN; just Northwest of Nashville.

Can I negotiate the terms of a lease?

Yes, we have a team ready to work alongside you determining your business priorities and are willing to negotiate terms that help you meet your needs.

How is rent calculated?

Rent rates are listed online by a cost per square foot, on an annual basis.

The base rent is calculated using the following formula:

Base Rent = (Rent per SF per year × Total Rentable SF) / 12

For example, if the rent is $20 PSF annually and the tenant is leasing 5,000 square feet, the calculation would be:

$20 × 5,000 SF = $100,000 per year in base rent. To find the monthly rent, divide the annual base rent by 12:

$100,000 ÷ 12 = $8,333.33 per month

***In a NNN lease, the tenant is also responsible for additional expenses such as property taxes, insurance, and common area maintenance (CAM), often billed separately each month. These are not included in the base rent calculation and are added on top of it.

How do I pay rent?

We offer a wide variety of payment methods. Existing tenants can pay rent online through their tenant portal. Payment methods accepted online are credit, debit, and ACH payment. You can also deliver payment via check, certified check, or money order at 126 A Main Street, Clarksville, TN 37040. We do not accept payment in cash.

How do I report a maintenance concern?

Existing tenants have access to submit a service request through their AppFolio tenant portal online or via the AppFolio app on their mobile device. If you want to talk to a real person, we are always here for you! You can reach our SmartMaintenance team live, 24/7 by contacting our office at 931-538-6049 x1 or remain on the line and ask to speak with your Property Manager directly.

Who is my main point of contact?

If you’re a tenant, you have a dedicated Property Manager available to assist you for any of your needs including rent questions, maintenance concerns, renewals, and more.
